RE Appraisers Continuing Education Audit


Real Estate Appraisers are subject to continuing education audits annually to ensure federal compliance with education requirements. At any given time, the Division's Appraiser Program is conducting two separate education audits; the 7-Hour USPAP Audit and the 42 Hour CE Audit. It's important that you are aware of which audit you are part of.

Every licensee will be subject to the 7-Hour USPAP Audit at the time of renewal. This means that in order to renew your license/certification, you must show that you have completed the required 7-Hour National USPAP Update Course, or its equivalent, during the compliance period above. You will receive an email from Division staff notifying you about this audit prior to your license expiration date. The email will provide instructions on how to comply with the audit.

Fingerprints Notice

In addition to the 7-Hour USPAP Audit, currently licensed appraisers must also submit fingerprints prior to renewal. A licensee who fails to submit fingerprints in time for their renewal will not be able to renew their license until fingerprints are received and may incur reinstatement penalty fee.

If You are Currently Subject to an Audit

  • Confirm you are subject to the 7-Hour USPAP Audit by checking the audit list: 2011-2013 USPAP Audit List
  • Email your course certificates to: dora_dre_appraisals@state.co.us using subject title “USPAP Audit.” Certificates emailed to the Division will receive a confirmation email once they have been processed. Social security numbers may be redacted from course certificates. You may also mail or walk in your certificates to the Division, however we strongly encourage that you email your documents as this will reduce the potential for lost documents. Notice: Please allow ten (10) business days to process USPAP certificates.
  • Verify that the Division has received your USPAP Course certificates or fine
  • Failure to send verification of course completion by December 31, 2013 will result in disciplinary action.
  • If you cannot provide proof that you completed the required 7-Hour National USPAP Update Course, or its equivalent, please call Martha Torres-Recinos at 303-894-2359.

Acceptable Experience & Experience Documentation

  • Acceptable experience and experience documentation are addressed by Board Rules and by the Uniform Standards of Professional Appraisal Practice (USPAP).
  • Board Rule 5.1 states "Acceptable experience includes appraisal, appraisal review, appraisal consulting and mass appraisal experience where the appraiser demonstrates proficiency in the development and reporting of the assignment results utilizing recognized appraisal principles and methodology during the appraisal process as defined by Board Rule 1.29.”
  • The Board may consider other experience upon petition by the applicant. Board Rule 5.8(d) states "Experience shall build upon itself and need not include the entire appraisal process including arriving at an opinion of value. Experience may include one or all of the steps taken in the appraisal process as defined by Board Rule 1.29."

After the renewal period, licensees will be randomly selected to participate in the 42-Hour CE Audit. To comply, appraisers must submit copies of course certificates documenting that 42 hours of continuing education have been completed. The 7-Hour National USPAP Update Course (or its equivalent) is included as part of the 42 hour requirement. Failure to meet the requirement may result in a fine.
